VAT applies to the net amount. To find it from the gross total, divide by the VAT factor instead of subtracting the percentage.
Gross = net × (1 + rate ÷ 100)
€100 × 1.21 = €121 incl. VAT
Net = gross ÷ (1 + rate ÷ 100)
€121 ÷ 1.21 = €100 excl. VAT

A few useful pointers before you calculate.
Multiply the net price by 0.21 for VAT, or by 1.21 for the gross total. A €100 net price gives €21 VAT and €121 including VAT.
Divide the gross price by 1.21 at 21%, by 1.12 at 12%, or by 1.06 at 6%. Simply subtracting 21% from a gross price does not give the correct net amount.
FPS Finance lists rates of 21%, 12% and 6%, plus an exceptional zero rate. The correct rate depends on the transaction and the conditions set by law.
